New housing ahead

Five duplexes may be the first new homes built on the former Theiss farm property in Fort Dodge.
Those duplexes would be located at the intersection of Williams Drive and 20th Avenue North.
Two of them would face 20th Avenue North and three would face Williams Drive. Construction could begin this spring.
The city’s Plan and Zoning Commission advanced the project Tuesday by recommending approval of a rezoning request and a preliminary plat showing where the duplexes and related infrastructure would be located.
Mike McCarville, the developer who proposed the duplexes, said each unit will have 1,600 square feet of living space and a two-car garage. They will have radiant in-floor heating systems. They will not have basements.
Each unit will be sold for $200,000 or less, he said.
He added that a homeowners association will provide lawn care and snow removal.
McCarville said he would like to start construction on April 1. If all goes well, the first two could be ready for occupancy in June, he said.
